This project began with a rare auction foreclosure opportunity that required conviction and decisive execution. After being initially outbid, the property unexpectedly became available at our original pricing allowing us to acquire what we internally referred to as the “Marble House” at a compelling entry point.
At acquisition, the home required a full reposition. While the property featured marble flooring, large sections were beyond repair, the kitchen was non-functional, exterior landscaping had deteriorated, and the pool was in severe disrepair. The renovation strategy focused on resetting both structure and presentation to unlock the property’s true market potential.
Exterior improvements included the installation of all-new sod, irrigation, and landscaping, a new A/C system, and fresh exterior paint to immediately restore curb appeal. Interior upgrades were designed to maximize durability and resale performance. Damaged flooring was replaced with dark chocolate laminate selected for its resilience and buyer appeal. The kitchen was completely redesigned, including a custom-built, in-wall pantry solution that improved functionality and differentiated the property in the market.
Both bathrooms were fully upgraded with high-end finishes, and every area of the home was repaired, refined, and elevated to meet modern buyer expectations. Each design and material decision was made with resale value and longevity in mind.
The result was a standout flip that exceeded market expectations and achieved a record-setting sale for the neighborhood, materially lifting comparable values and validating the renovation strategy.
