This project was a highly distressed short-sale acquisition that required paying above our typical entry point. The decision was strategic. The property sat on the premier lakefront lot in the community, and the underlying value was in the view and location not the existing condition of the home.
The renovation plan was built around unlocking that premium. Exterior work was addressed first to immediately reset market perception. This included clearing overgrown landscaping, new exterior paint, replacement of the A/C system, restoration of the tiki hut, and a full pool and pool deck refurbishment.
Interior improvements were designed to elevate the property while maintaining cost discipline. Natural acacia wood flooring was installed in the den, dining area, and all four bedrooms to complement the existing neutral tile and create a cohesive, high-end feel. The kitchen cabinetry was structurally sound, so rather than replace it, the cabinets were professionally restored. Upgrades included a custom intertwined travertine backsplash, exotic granite countertops, stainless steel appliances, and crown molding.
All three bathrooms were renovated with upgraded vanities, exotic granite countertops, new mirrors, lighting, and fixtures. Each improvement was selected to maximize buyer appeal while avoiding unnecessary over-improvement.
Every aspect of the renovation was executed with a focus on balancing finish quality and return on capital. Despite the complexity of the acquisition and scope, the project exited successfully, selling for the highest price achieved in that community in over two years.
